What hoarding cleanup costs, truck by truck
We price a hoarder cleanout per truckload, because that is the only honest way to do it. Nobody can guess the number from the doorway. Each full 16-ft truck is $1,299–$1,599 with all labor, sorting, donation runs, and disposal fees included, and most cluttered homes take two to five of them. A one-bedroom apartment that is packed waist-high is usually two loads. A three-bedroom house with the garage full is closer to four or five. We tell you the per-load price up front, we tell you when each truck fills, and you can stop us at any point. There is no hourly meter running while we sort, and no surcharge for stairs, weight, or the state of the place. If it turns out lighter than it looked, you pay for fewer trucks. How we work through the house
Day one starts with a walkthrough, with you or the property manager, and a short list: what the family wants found, what rooms matter most, and where the clear path needs to be by tonight. Then we start at the front door and work inward, one room at a time, so there is always a walkable route. Everything goes into one of four piles: keep, donate, recycle, haul. Papers, photos, cash, jewelry, and medications get boxed and handed to you, not tossed in a bag. Usable furniture and clothing ride to a local charity. When a truck fills, it leaves, gets emptied, and comes back. Bathrooms and kitchens get done last so they are clean when we finish. You are welcome to be there the whole time or check in by text with photos. Most homes are walkable by the end of day one and finished within three.
Eastside and Seattle, and the one thing we do not do

One thing we say plainly: we clear clutter, furniture, trash, and belongings. We do not do biohazard remediation. If there is animal waste soaked into flooring, mold through the drywall, or anything that needs protective suits and a proper hazmat process, that part belongs to a remediation company, and we will say so when we see the photos. Plenty of homes need both. We can go first, clear down to the floor, and they handle what is left.
