Ballard Movers Who Know the Townhome Stairs

Three-story townhome off 14th Ave NW, craftsman in Loyal Heights, condo above Ballard Ave: we bring the truck, the dollies, and the patience for skinny shared driveways, then haul the garage pile on the way out.

📍 14 miles from our Kirkland base · 30 min via SR-520 and I-5 ★ 4.9 on Google 🕗 Open daily 8am–10pm

Ballard's housing stock has split in two. The old craftsman bungalows on Sunset Hill and in West Woodland still have basements and alleys; the new townhomes along 14th, 15th, and Shilshole have a garage on the bottom, a kitchen in the middle, and bedrooms on top. We move both kinds every week. From Kirkland it's about 30 minutes across SR-520 and up I-5, and the 2-man crew comes in at $119 per hour with the 16-ft truck, pads, and dollies included.

Moving in Ballard: townhome stairs, the bridge, and Market St parking

Ballard townhomes are the job we've learned the most from. The garage level is usually the only flat entry, so we stage from the garage, run the three flights with straps and a hand truck, and disassemble anything wider than the switchback landing: bed frames, sectionals, the desk that was assembled in the room. The shared auto courts between townhome rows are too tight for a 16-ft truck, so we park on the street and roll from there. Around NW Market St and Ballard Ave the paid parking and restaurant deliveries eat the curb by mid-morning, so we book early starts. Getting in is its own puzzle: the Ballard Bridge on 15th Ave NW opens for boat traffic outside commute hours and backs up for blocks, and we route over the Fremont Bridge or up Aurora and across 46th when the schedule says so. Loyal Heights and Whittier Heights are easier, with wider streets and alleys behind most houses.

Junk removal in Ballard, garage edition

Ballard townhome garages are a running joke on our truck. Almost none of them hold a car; they hold the bikes, the old mattress, the boxes from two moves ago. We clear them by truck space: a single item $89–$139, a quarter truck $349–$499, a half truck $649–$899, three-quarters $999–$1,299, a full 16-ft truck $1,299–$1,599, all labor and disposal included. A two-car tandem garage off NW 58th St last month was a dead washer and dryer, a treadmill, two dressers, a rolled rug, and about twenty boxes; that was a half truck, $649–$899, and the couple parked inside that night for the first time since they bought the place. Craftsman basements in West Woodland tend to run bigger because of what the previous owner left. Metal and appliances go to recycling, usable furniture to donation, and the rest to the North Transfer Station a few minutes away in Wallingford. Mention FIRSTHAUL for $25 off your first haul.

Moving in and cleaning out a townhome on the same day

Most Ballard townhome buyers are trading up from an apartment, and most sellers are leaving a garage full of stuff they don't want to pay to move. We handle both sides of that handoff. If you're moving in, we bring the truck to your new address, walk the stairs first, and carry in an order that puts the heavy pieces where they belong before the boxes clog the landings. If you're moving out, we load what goes and then take the garage leftovers as a junk tier on the same trip, with one bill for the day. Cross-town from Ballard to Fremont or Greenwood, the drive is minutes, so nearly all of your $119 per hour goes to carrying. A 3-bedroom townhome usually takes a 3-man crew at $159 per hour about 6 to 8 hours. We're open 8am to 10pm every day and hold a 4.9-star rating from 32 Google reviews. Call or text (206) 609-5581 and we'll give you a window that works around the bridge.

They came through last minute after other services failed to show... Worked hard, fast, and with immense skill. Stellar attitude, not one complaint. Rare to find such skilled labor for such fair pricing these days. 10/10.

Moving in Ballard: Quick Answers

How long does a Ballard townhome move take?
Plan on 4 to 6 hours for a 2-bedroom with a 2-man crew at $119 per hour, or 6 to 8 for a three-story 3-bedroom with a 3-man crew at $159. The stairs add time but not a fee. Having beds and desks broken down before we arrive is the biggest shortcut.
Can you fit the truck in a townhome auto court?
Usually not, and we don't try. The shared driveways between townhome rows are built for cars. We park the 16-ft truck on the nearest street with room, use the dollies from there, and keep the walk short. Tell us your cross streets when you book and we'll pick the spot ahead of time.
Do you haul from Ballard the same day?
Often, yes. Text a photo of the garage or the item to (206) 609-5581, we reply with a price in minutes, and if there's room on the schedule we come today. Single items start at $89, and your first pickup with us is $25 off with code FIRSTHAUL.
