Moving in Maple Valley, one cul-de-sac at a time
Maple Valley is almost entirely single-family houses, which changes how a move runs. Instead of elevators and loading docks we deal with associations: Summit Park, Wilderness Village, and most of the plats off Witte Road have covenants about vehicles, so the truck goes in the driveway, not the street, and we don't leave it overnight. Cul-de-sacs mean backing in carefully and a short carry from the garage, and the garage is where most of the volume lives. Lake Wilderness homes are older and closer to the water, with sloped lots and stairs down to the door. Around Four Corners there are townhomes and a few apartment buildings with tighter parking. The road in is the road out: SR 169 to Renton is slow from mid-afternoon and Kent-Kangley Road fills at school pickup, so we start Maple Valley moves early and often have the truck loaded before the first backup forms.
Junk removal for a town of full garages
Every third-car garage in Maple Valley is holding something that isn't a car, and we price clearing it by truck space: a single item is $89–$139, a quarter of the 16-ft truck $349–$499, half $649–$899, three quarters $999–$1,299, and the whole truck $1,299–$1,599, with all the carrying and the dump fees inside. Take a typical Cedar Downs garage: a play structure the kids outgrew, a broken riding mower, two bikes, a futon, a dozen bins, and the old fridge from the last kitchen remodel. That fills about half the truck, so it's the half-truck tier, and the fridge doesn't cost extra as a separate appliance. Hot tubs are their own job at $225–$400, TVs and e-waste $89 alone or $59 added on. We donate what still works, recycle the metal, and haul the rest to the Renton transfer station, then leave the garage swept and empty enough to park in.
What Maple Valley moves cost
The rates: $119/hr for a 2-man crew with the truck, $159/hr for a 3-man crew, $89/hr for labor only if you've rented the truck yourself. There's no travel fee, so the total we quote is the whole price and nothing gets added on the day. A 1-bedroom or a townhome at Four Corners usually lands between $360 and $480, a 2-bedroom between $480 and $720, and a full Summit Park house is a 3-man day we'll quote from photos. Twenty-seven miles from Kirkland sounds like a long way to send a crew, but the drive costs you nothing (no travel fee, and the clock only runs on the work), and the hourly rate is the same one our neighbors in Totem Lake pay. Most two-mover crews around King County bill quite a bit more per hour before a travel charge, and plenty won't roll a truck to Maple Valley at all. We do, seven days a week, until 10pm.
